Sensitively restoring a significant Dorset estate for the 21st century.


RA’s estate management team and project management team combined to restore a substantial Dorset estate for its new owner. Regarded as one of the most beautiful estates in Dorset, the brief involved all of the estate’s land and properties including agricultural tenancies and grazing licenses, residential lets, stables, farmyard, a lake, and of course, the beautiful Grade I listed manor house.

Our estate management team negotiated the surrender of an agricultural tenancy (AHA), regranted part of the land back under a Farm Business Tenancy (FBT) and agreed annual and short-term grazing licences on the remainder of the land previously under the AHA. For the in-hand land, we arranged the transfer of the Basic Payment Scheme and entitlements (and made the first claim) and continue to manage the works undertaken by contractors. The team also advised on appropriate plant machinery and undertook their necessary purchase. For the let properties, we established a digital terrier and accounts system and audited and fulfilled any deficiencies in health and safety or other compliance matters. We have advised on and recruited the necessary staff, and undertook the proper inductions, issuing contracts and other necessary documentation. 

At the same time, under the stewardship of our project management team, the manor house underwent a complete restoration including the removal and replacement of the roof, total re-wiring and re-plumbing and a re-modelling of the internal layout to make it work as a modern family home. In addition to the main house, our project management team was engaged to dredge the lake, restore the stables, make the principal farmyard functional, replace the entire water system across the estate, replace virtually all the estate fencing and put in place the landscaping around the house to re-model the gardens.

This was a very complex project with many moving parts and involved a significant team effort to complete the works within the required timescale.
